Zutila is a workspace for escrow and title teams. This page explains what we collect, how we use it, and the choices you have. Questions go to hello@zutila.io.

What we collect

  • Account details: your name, email address and password (stored hashed by our authentication provider).
  • Workspace content your team adds: orders, properties, parties and contacts, tasks, notes, money entries and documents.
  • Signing records: when someone signs through Zutila, we record their name, email, IP address, browser, and the times they viewed, consented and signed. This forms the certificate of completion attached to the signed document.
  • Files clients upload through their private order link.

How we use it

Only to run Zutila: to show your team its orders, send the emails you ask us to send (invitations, signature and document requests, client links), produce signed documents, and keep an activity history for each order. We don't sell personal information, and we don't use it for advertising.

Who can see it

Each workspace's data is separate. Inside a workspace, what a person can see depends on the role and permissions their admins give them. Clients only see their own order through their private link, and links can be revoked at any time.

Service providers

We use a small number of providers to run Zutila:

  • Supabase, for the database, file storage and sign-in (United States).
  • Vercel, for hosting the app.
  • Resend, for sending email.

Cookies

We use cookies only to keep you signed in. We don't use advertising or analytics cookies.

Keeping and deleting data

Workspace content is kept while the workspace is active, because escrow and title records often need to be retained. To delete an account or workspace, or to ask for a copy of your data, email us at hello@zutila.io.

If we change this policy, we'll update this page and the date above.
